Conditional Assessments

A conditional assessment is a process whereby a building or its elements, components and sub-components are assessed to determine their integrity or condition and identify any defects that need to be corrected. The main aim of this process is to obtain data that can be used to determine when an asset should be maintained or replaced. Conditional assessments indicate the physical state and performance of an asset. This is assessed in terms of the reliability and ability of the asset/building to meet the customers’ needs and demands. Failure to conduct a conditional assessment may lead to premature failure, which would mean that the asset would need to be replaced resulting in financial loss for the organisation.

Objectives of a conditional assessment:
· To identify underperforming components of a building
· To predict when an asset will fail to deliver the required level of service
· To predict when an asset would need to be maintained
· Identify any issues or deficiencies in a building or its components.
· To determine the expected costs to remedy any issues or deficiencies

A conditional assessment of a building includes an inspection of the following:
· Structural components (foundations, walls, floors, windows and doors etc.)
· Mechanical systems (HVAC and electrical, plumbing and conveyance systems)
· Interior components of a building (interior finishes, etc.)
· Exterior components (roofing systems, exterior finishes, stairs, steps etc.)
· Site (Pavements, drainage, signage etc.)
